Free 1/12 scale Farmhouse Dollhouse Blueprint: Build Your Own
There's something about a period farmhouse that never goes out of style — the steep gabled roof, the board-and-batten siding, a Dutch door you can half-open to let the breeze in. We've turned that classic look into a complete, free miniature building plan, and we're sharing the whole thing with you: elevations, cutting dimensions, and a full materials guide, all ready to download.
Whether you're a first-time builder or a longtime collector looking for your next project, this farmhouse blueprint gives you everything you need to cut, assemble, and finish a two-story 1:12 scale dollhouse from scratch.
What's in the free download
This isn't just a sketch — it's a full set of build documents:

Front, back & side elevations. Dimensioned drawings showing exactly where every door and window goes, drawn in a clean, consistent technical style so you can see the whole house at a glance before you pick up a saw.
A complete cutting diagram. Every panel you need to cut — front wall, back wall, both side walls, the interior divider, the floor/ceiling decks, and the roof slopes — laid out with precise measurements and cutout positions, all cross-checked against the elevations so nothing is left to guesswork.
A detailed cutting-dimensions sheet. The full breakdown of every opening's size and position, in plain language, so you always know exactly what you're cutting and why.
The design, at a glance
This farmhouse is built the way the real kits are: each exterior wall — front, back, and both sides — is cut from one continuous panel spanning both floors, not pieced together from stacked sections. That's a sturdier, more authentic way to build, and it means no visible seam running across your siding at the floor line.
- Footprint: 24" wide × 12" deep
- Wall height: 20" from floor to eave (10" per floor), plus roughly 4½" of roof rise to the ridge
- Scale: 1:12, the standard for dollhouse miniatures
- Layout: two floors, with a centered front door and symmetrical windows upstairs and down
The proportions are deliberately generous — taller than a strict scale-accurate ceiling would be — because that's what gives you room to arrange furniture, hang a miniature chandelier, and actually enjoy decorating the interior, which is exactly how most collector-grade farmhouse kits are designed.
Classic period details
The front elevation centers on a crossbuck Dutch door, flanked by a pair of one-over-one windows with shutters on the ground floor, and a matching symmetrical window pair upstairs. The back wall mirrors the window placement without a door, and each side wall gets one centered window per floor. Board-and-batten siding runs the full height of every wall, giving the whole house that unmistakable farmhouse texture.
What you'll need to build it
The blueprint tells you exactly what to cut and where every opening goes — here's the full list of what to gather before you start:
- Structural shell — the wall, floor/ceiling deck, divider, and roof-blank panels themselves, cut from your own 3/16 MDF or board sheet as per the cutting diagram. You need 20sq ft of MDF which allows some wastage from the calculated 18sq ft
- Front door — 1 needed. We recommend the Crossbuck Dutch Door, in stock now.
- Windows — 12 openings total (4 on the front, 4 on the back, 4 across the side walls), one-over-one style with shutters.
- Shutters — 2 per window, if your chosen windows don't already include them.
- Staircase — 1 needed, sized for a 10" floor-to-floor rise. We recommend our in-stock Dollhouse Miniature Staircase. or other 10in options
- Roofing shingles — enough to cover both roof slopes. We recommend our in-stock Cedar Square Shingles.
- Siding strips — basswood strips for the board-and-batten look on all four walls.
- Adhesive — for assembling the shell and attaching hardware. We recommend our in-stock Speed Epoxy II.
